Two important updates are on the horizon for Tahoe lakefront property owners: the 2026 TRPA mooring lottery is open for applications, and the next new pier allocation process is anticipated in spring or summer 2027.

If you own lakefront property or are considering adding a mooring or pier, here are the key dates, eligibility requirements, and resources to know.

2026 TRPA Mooring Lottery

Application deadline: Friday, November 13, 2026

The Tahoe Regional Planning Agency (TRPA) is accepting applications for its annual mooring lottery. Eligible property owners can submit an entry online before the deadline.

According to the published lottery information, applicants must meet specific property and mooring requirements:

  • Shoreline location: The property must directly adjoin Lake Tahoe and meet the applicable eligibility criteria.
  • Improved parcel: Vacant parcels are not eligible for new moorings.
  • Existing moorings: Properties that already have two moorings are not eligible for additional allocations. Moorings may include buoys, boat lifts, boathouses, or slips.
  • Two-mooring limit: Single-family shoreline residences may apply for no more than two moorings in total.

If you are considering applying, review the official requirements carefully before submitting your entry.

Looking Ahead: 2027 TRPA Pier Allocation Lottery

The next new pier allocation process is expected to take place in spring or summer 2027. A total of 13 pier allocations are anticipated:

  • 12 multi-parcel piers
  • 1 single-use pier

For owners considering participating, it may be worthwhile to begin evaluating the property and potential project well in advance. Depending on the site, preliminary preparation may include:

  • Obtaining a property survey
  • Arranging a site assessment
  • Exploring preliminary pier design options

Owners should confirm applicable requirements with TRPA and qualified professionals before committing to design work or other expenses.
