Just Sold in Homewood: The Right Buyer for a Lake Tahoe Home

A West Shore Dream Come True

250 Grimsel Pass Road, Homewood, California

4 Bedrooms | 3 Bathrooms | 2,814 SF

Sale Price $4,000,000

A Referral Started It All

You’ve heard every realtor (including me) in the history of real estate say how important referrals are to their business. Well, that’s how this story starts. With a referral.

But this referral came from an agent in Incline who is not licensed in California. Earning the trust of a client is one thing, but earning the trust of another top-producing agent in my same market is another. This agent sells extremely high-end homes and comes from deep-rooted experience. When he called and explained what the client was looking for, he told me I was the first person he thought of.

I immediately went to work. I was put in touch with the buyer, who is also very sophisticated in real estate, with a deep attachment to the west shore of Lake Tahoe. Both he and his wife’s family grew up with property in Lake Tahoe, both of them spending some of their most formative years here. After both of their families had to sell their properties, these two had always held onto hope they would be able to earn enough money to one day buy a place of their own.

Finding Their Way Back to the West Shore

These are some of the hardest-working people you’ll ever meet, and boy did they do it. They built a business, sold a business, and were finally ready to get back to the west shore. We tracked down their old family house, but the owners, though very sweet, were not willing to let it go. So, we went back to square one and started their search from scratch.

When the Right Home Comes Along

When 250 Grimsel Pass came on the market, I knew this was the perfect place for them. They originally had their eyes set on lakefront, but this property checked every other box, so I sent it to them anyway. Side note: good agents WILL send you properties that are LOWER than your budget if they are right for you!

The plan was to look at it during their trip at the end of the month, but I knew this property would bring in multiple offers, and it did. My client was on a flight within a few hours of us talking, and we were at the house the next morning at 8am.

A Multiple-Offer Moment

What ensued was a fast-paced multiple-offer scenario (3 offers total), and though the stress was compounding because we knew it was the right property for them (and I knew they would be devastated to lose it), we stayed the course. We were strategic, decisive, and worked together to find unique ways to strengthen our offer.

The end result? We won.

A Home That Means More

And today, we close on this magnificent property that means far more to these two people than most could imagine. Congratulations to the buyers!

Looking back, the Incline agent who trusted me with his clients was right. I was the right person for the job.

For Sellers, This Is the Part of the Story That Matters

The right buyer may not be actively searching for your property today.

They may be referred by another agent. They may be looking for something completely different. They may have a very specific vision of what they want or a budget that gives them more options than they realize.

My job is to understand the people behind the search, recognize when a property is right for them, and create the connection that brings the two together.

So, when you’re ready to sell, the question isn’t only: Who is looking for a home like yours?

It’s also: Do I know where to find your perfect buyer?

Let’s start the conversation and find out.

Just Sold in Dollar Point: A Home Purchase Years in the Making

A Bigger Home, A Deeper Connection

3365 Edgewater Drive, Tahoe City, California

5 Bedrooms | 4 Bathrooms | 4,180 SF

Sale Price $4,795,000

A Tahoe Story Built on Trust

A few years ago, my attorney introduced me to some family friends of hers who’d been wanting to find a house in Tahoe. I’d sold her a house a couple of years prior, so when she made the introduction, it wasn’t a referral; it was a transfer of trust. She was putting her name behind mine.

We searched for a while. Eventually, these folks found a place in Dollar Point that suited what they needed at the time.

When Tahoe Becomes Home

But that’s the thing about Tahoe. Once you start spending time here, bringing friends up, watching your kids grow into the lake and the mountains, the place gets into you. The love grows. And so does the need for more room.

They needed a bigger house, in the same community, in a market where inventory is tight even at normal sizes, but especially at the size they needed. We looked at a few off-market opportunities along the way. None of them fit. Then the right one came up.

The Right Home, at the Right Time

They drove up the next day. Wrote an offer that same day. We had it in escrow the day after that.

That’s not a fast transaction. That’s a fast decision built on years of trust. First, the introduction from my attorney. Then, a first house together. Then this one.

Three Times, Three Chapters

These buyers have trusted me three times now. And there’s another story on the way with these folks, because once Tahoe has a hold of you, it doesn’t let go.

Congratulations to a family that just keeps putting down deeper roots on Dollar Point. Grateful to be the one they call.

Whether you’re considering buying, selling, or simply curious about today’s Lake Tahoe market, I’d be honored to help you navigate your next chapter. Let’s start the conversation.

Just Sold in Olympic Valley: A Home That Found the Right Family—Twice

The Property that was Meant to Be for Two Families

271 Winding Creek Road, Olympic Valley, California

4 Bedrooms | 4 Bathrooms

Sale Price at $1,900,000

Sometimes, a Home Finds Its People

In May 2019, I was holding an open house at this magical property, nestled along the creek in Olympic Valley, California. A woman named Alie walked in off the street, fell in love with the home, and wrote an offer before she left.

Sometimes, that’s how these things happen. Not through months of searching, but through an instant connection between a home and the person who recognizes how special it is.

A House Becomes a Home

Over the next seven years, Alie and her family lived there full-time. They experienced the kind of years when a house stops being a listing and becomes the place where your children grow up and memories are made.

Eventually, life changed, as it often does, and it was time for a new chapter.

A Relationship Built on Trust

When Alie decided to sell, she didn’t call around. Instead, she called me.

I was honored that she trusted me to represent her a second time on the very same home, seven years after helping her purchase it. That isn’t something you earn from a single transaction. Rather, it’s built through the relationships you cultivate long after the sale has closed.

The Right Buyers, Again

Together, we received multiple offers. Ultimately, Alie chose the next stewards of her home, and I was fortunate enough to represent them as well.

Remarkably, their story mirrored hers.

They walked through the front door, felt exactly what Alie had felt back in 2019, and wrote an offer on the spot. In more than two decades of real estate, I’ve rarely witnessed a home create that kind of immediate certainty—not once, but twice.

The same house.

The same instinct.

Two families, seven years apart, both trusting me to help them through one of life’s biggest decisions.

More Than a Sold Sign

This is the part of the business that never appears in the sold price.

It’s the client who calls you back years later. It’s the buyer who trusts your perspective after just one visit. And it’s the rare property that continues to bring the right people together at exactly the right time.

Those moments only happen when the relationship was never about the transaction in the first place.

Congratulations to Both Families

Congratulations to Alie and her family, and welcome to the new owners of 271 Winding Creek. Olympic Valley is lucky to have you, and I have no doubt you’ll create wonderful memories in this remarkable home.

Your Next Chapter Starts Here

Who you work with matters.

Whether you’re considering buying, selling, or simply curious about today’s Lake Tahoe market, I’d be honored to help you navigate your next chapter. Let’s start the conversation.

Just Sold Over Asking: A Historic 1928 Craftsman Finds Its Next Chapter

Celebrating Nearly a Century of Tahoe Heritage

2675 Hillcrest Avenue, Tahoe City, California

4 Bedrooms | 3.5 Bathrooms | 2,573 Sq. Ft.

Sale Price at $1,785,000

We’re honored to announce the successful sale of 2675 Hillcrest Avenue in Tahoe City, a remarkable 1928 Craftsman home that closed over asking at $1,785,000. Listed on June 19, the property was under contract by July 1 and closed on July 15, demonstrating the continued demand for exceptional homes with authentic character.

A Living Piece of Tahoe Heritage

Built in 1928 by legendary local builder Frankovich, this home represented far more than its 2,573 square feet. It embodied nearly a century of Tahoe history and craftsmanship.

Frankovich’s legacy remains throughout the property, from his handcrafted birdhouses and iconic totem pole to the timeless architectural details that define the home. Inside, soaring structural wood beams create a warm and welcoming great room centered around a one-of-a-kind wood-burning fireplace.

Hand-built by Washoe Native American artisans using stones gathered from the shores of Agate Bay, the fireplace serves as both the heart of the home and a lasting tribute to Tahoe’s rich cultural heritage.

Preserving the Spirit of Old Tahoe

Historic homes are increasingly rare. Those that have been thoughtfully updated while preserving their original character are even more extraordinary.

2675 Hillcrest Avenue beautifully balanced modern comfort with authentic mountain charm. The updated kitchen, hardwood and tile flooring, and carefully maintained architectural details allowed the home to honor its past while embracing today’s lifestyle.

Its walkable location near Lake Tahoe, Skylandia Park, and the Lake Forest public boat ramp only added to its enduring appeal.

Congratulations to Our Sellers and the New Homeowners

Representing the sale of a home like this is both a privilege and a responsibility. We are grateful to our sellers for entrusting us with the opportunity to share its story and introduce it to the next owners.
